Same price, different property in Göcek
The gap between two villas at the same budget rarely shows in the photographs: the direction of the bay, coastal legislation and the estate structure.
Two properties in Göcek can carry the same price and be entirely different things. The difference usually does not appear in the listing photographs.
The direction of the bay sets the wind
North-facing and south-facing bays on the peninsula behave very differently in summer. In some bays the afternoon wind effectively ends the use of the terrace; same view, same square metres, a different way of living.
The only way to know this is to see the property in the afternoon. A house viewed in the morning does not give you that information.
Waterfront is not always an advantage
Proximity to the shoreline pulls the price up, but coastal legislation also limits building rights. For a buyer considering renovation or an extension, that limit can matter more than the view.
Gated estate or standalone
In an estate villa, maintenance, security and pool operation pass to the management; in return come service charges and rules. In a standalone property control is entirely yours, and so is the operating burden.
For a buyer spending two months a year, the estate is usually the right answer. For someone staying six months, it often is not.
What to check before deciding
- How the property sits in the afternoon wind
- Zoning status and coastal law limits
- The service charge and what it covers
- Water and electricity infrastructure in the winter months
- Buildings planned on the neighbouring parcels
Talking about price before these five are clear is premature.
